Demand is highly seasonal: a Mediterranean resort may run at 95% occupancy in July and August and need to generate enough revenue in those weeks to sustain operations through low-demand months. A mountain ski resort may have two intense seasons — January to March and July to August — separated by low-occupancy shoulder periods. Resort housekeeping is typically the largest operational team by headcount. You configure your base rates per room type and season, set occupancy thresholds and pricing rules, and the Yield Manager monitors your forward Reservit occupancy and adjusts rates accordingly throughout the booking horizon.

For a resort with two peak seasons, the practical effect is that rates rise as occupancy builds ahead of peak weeks, discouraging last-minute low-rate bookings that add complexity without improving revenue. In the shoulder period, when occupancy builds more slowly, the Yield Manager can apply modest reductions to the base rate to stimulate early bookings that reduce revenue risk as the season approaches. In low season, promotional rate plans can be opened automatically when occupancy falls below defined thresholds, making the property visible to price-sensitive guests who would not otherwise consider travelling.

Minimum stay restrictions — for example, a seven-night minimum for peak summer weeks at a coastal resort — can be configured as part of the Yield Manager's rule set and pushed to Reservit's rate plans automatically. This prevents short stays from fragmenting peak weeks and allows the property to maximise revenue from its most constrained inventory.

Housekeeping Pro — Managing Large Teams

The ItReserve Housekeeping Pro module connects to your Reservit account and builds a real-time room status dashboard that the housekeeping supervisor and front desk team share, without either team needing to exchange information manually. Room status in Reservit (Occupied, Vacant, Dirty, Clean, Out of Service) is read by Housekeeping Pro and displayed in a visual floor plan view, with status updates pushed back to Reservit as housekeepers mark rooms complete.

Housekeeping Pro supports the assignment of rooms to specific housekeepers or teams, with daily task lists generated automatically based on Reservit checkout data — which rooms are departing today, which are staying over and require a service clean, which are vacant and available for deep cleaning. Supervisors see a live progress view showing how many rooms each team member has completed and how many remain, allowing them to reallocate resources in real time if a team is falling behind the check-in arrival schedule.

For resorts with villa-style accommodation or scattered bungalows across a large site, Housekeeping Pro supports geographic room grouping — grouping rooms by building or area so that housekeeping assignments can be optimised for travel time across the property. Maintenance requests can be logged against specific rooms and escalated to the maintenance team without leaving the Housekeeping Pro dashboard.

Invoice Module — Multi-Currency Guests

A resort serving international guests needs to produce invoices that are legally compliant in the guest's country if the guest is requesting a business expense invoice, or at minimum clearly formatted with the correct tax information for personal reference. The ItReserve Invoice Module reads checkout data from Reservit — the folio of charges, the guest's address and VAT number if entered, and the currency of the booking — and generates an invoice that reflects the correct tax treatment.

For EU guests requesting B2B invoices, the module applies zero-rated VAT with a reverse charge notation for intra-EU supplies, which is the legally correct treatment in most EU member states. For UK guests post-Brexit, the module applies UK VAT rules for supplies to UK persons. The guest's country of residence, recorded in their Reservit profile, drives the tax treatment selection automatically.

Currency display can be configured per invoice: if the guest booked in EUR but requests an invoice referencing GBP, the module can include both currencies with the exchange rate applied at the time of checkout. This is particularly relevant for British guests at European resorts, who may be requesting reimbursement in GBP from their employer while the hotel charges in EUR.

Example Workflow — Peak Season at a 90-Room Coastal Resort

It is mid-June, six weeks before peak. The Yield Manager reads Reservit occupancy data each morning and finds that the last two weeks of July are at 78% — above the High threshold. It automatically raises rates on those dates by 18% and closes the promotional rate plan, pushing the changes to Reservit's rate plans via the API. Guests searching on Booking.com see the adjusted rates reflected within minutes.

By late June, occupancy for peak weeks has reached 95%. The Yield Manager applies the Peak threshold rule, raising rates by a further 10% and enabling a seven-night minimum stay restriction on Saturday arrivals. The front desk team sees no changes in their Reservit workflow — the calendar and rate plans have simply been updated automatically.

On a busy Saturday morning with 40 arrivals and 35 departures, the Housekeeping Pro supervisor assigns departure rooms to specific housekeeping teams by zone. As each room is cleaned, the housekeeper marks it complete on their mobile device. The front desk sees the status update in Reservit immediately and can assign the room to an arriving guest without needing to call the housekeeping supervisor for confirmation.

After checkout, the Invoice Module reads each completed folio from Reservit overnight. German guests receive an invoice with their home address and MwSt noted correctly.
